Microsoft reported $329.1 billion in data center lease commitments that had not yet begun as of June 30, underscoring the scale of infrastructure it is arranging for artificial intelligence services.

The total rose from $196.6 billion a year earlier. The figures reflect commitments at two reporting dates and do not establish how much Microsoft added during the latest quarter.

Microsoft shares closed Tuesday at $543.45, up $2.30, or 0.43%. That was the Oct. 13 close, not Wednesday’s opening price. The lease figures do not establish a reason for the stock’s gain.

The company expects to begin multigigawatt deployments of its Azure Maia system in 2027. Microsoft estimates its Maia 300 system will deliver 40% more tokens per megawatt than leading GPU-based systems.

Barclays raised its Microsoft price target to $600 from $512 on Tuesday and maintained an Overweight rating. The target is an analyst estimate.
