FIBRA Prologis generated $176.43 million in third-quarter revenue, up about 9% from the restated year-earlier period, even as occupancy and same-store cash net operating income growth weakened.

Revenue was $176.430 million for the three months ended Sept. 30, 2026, compared with $161.799 million in the corresponding 2025 period. The increase was $14.631 million. The year-over-year growth rate is calculated from those reported totals.

Lease revenue made up $159.586 million of the latest quarter’s total. Recoveries of lease expenses contributed $14.715 million, and other lease revenue added $2.129 million. Together, those three categories equal the reported $176.430 million total. The year-earlier figures are marked restated after FIBRA Prologis changed its presentation currency.

Period-end occupancy was 96.5%, down from 98.0% a year earlier, a decline of 1.5 percentage points. Same-store cash net operating income rose 1.7% in the quarter, compared with 14.8% in the year-earlier period.

FIBRA Prologis owns and operates Class A industrial real estate in Mexico. As of Sept. 30, its portfolio included 515 investment properties totaling 87.3 million square feet. Of those properties, 352 were logistics and manufacturing buildings across six industrial markets.
