> Average mortgage and personal-credit-loan balances rose by a combined NT$435,000 year over year, while bank loans to individuals reached NT$22.9 trillion in August.

Taiwan’s population carrying both mortgage and personal-credit-loan debt reached 434,000 in July 2026, a 14-year high that coincided with record bank lending to individuals and rising average balances.

The count increased by nearly 30,000, or 7.4%, from July 2025, even as housing transactions remained sluggish. It was the highest level since tracking began in 2012. The number stood at about 312,000 in July 2012, fell to 281,000 in July 2017 and topped 400,000 in 2025.

The average mortgage balance for borrowers with both types of debt reached NT$6.531 million in July, up from NT$6.258 million a year earlier. Their average personal-credit-loan balance rose to NT$1.309 million from NT$1.147 million. Together, the two increases added about NT$435,000 to the average borrower’s debt over the year.

A separate measure of lending across Taiwan’s banks also set a record. Loans to individuals totaled NT$22.9 trillion in August 2026, about NT$1.4 trillion more than at the end of 2025. More than NT$1 trillion of the increase was classified as working-capital financing.

Working-capital financing covers a broad range of borrowing, including consumer loans, securities financing, investment liquidity and personal loans used for business operations. The category therefore extends beyond loans made directly to companies.

Personal-credit loans generally have shorter repayment periods than mortgages and may carry higher interest rates. Borrowers with both types of debt can face greater pressure from monthly payments as their balances rise.
