> Net income reached $202.077 million, while missed September rent payments at Healthcare Systems of America cut normalized FFO by $0.02 per share.

Medical Properties Trust Inc. (MPT), a hospital-focused real estate investment trust, posted third-quarter revenue of $250.140 million, up 5.3% year over year, as normalized funds from operations fell to $0.11 per share.

Revenue was $237.522 million in the third quarter of 2025. NFFO declined from $0.13 per share over the same period. MPT's Nareit funds from operations (FFO) moved in the other direction, rising to $0.24 per diluted share from $0.15.

Net income reached $202.077 million, or $0.34 per share, compared with a $77.450 million net loss, or $0.13 per share, a year earlier. The latest quarter's income statement included a $157.766 million gain on real estate sales and a $69.524 million debt-refinancing benefit.

Aldag, Jr. said Healthcare Systems of America’s revenue-collection challenges “precluded payment of September rent,” reducing quarterly NFFO by $0.02 per share. HSA recently engaged Ovation Healthcare to oversee operations and improve billing and collections, Aldag said.

At quarter-end, MPT had 365 properties and roughly 37,000 licensed beds in nine countries. The results follow an [Oct. 28 earnings preview](<https://www.tokenpost.com/news/business/43059>). MPT scheduled its results call for 11 a.m. ET (15:00 UTC) Oct. 29.
