OpenAI published a case study Nov. 3 describing Heimstaden’s use of ChatGPT Enterprise and Codex in European property operations, including an assessment of 20,112 assets and workflows for rental marketing, property analysis and procurement.

Heimstaden evaluated platforms in June 2025 and began rolling out ChatGPT Enterprise internally in September. Half of its employees were using the tool within two to three months of launch, indicating that adoption reached a substantial share of the workforce early in the rollout.

The company’s rollout included employee training, an AI transformation office and AI champions. It also involved work on property-management systems and data foundations. These efforts accompanied the introduction of AI tools across Heimstaden’s European residential-property operations.

Codex was used to assess 20,112 property assets. The work was estimated to require two people for two months, compared with five people for a year. The staffing and timing comparison describes the estimated effort for this assessment.

In the Netherlands, image-production costs fell more than 99%.

Heimstaden’s Procurement Intelligence Platform combines workflow automation with OpenAI APIs. The platform connects workflows across Outlook, SharePoint and Teams. Employees remain responsible for commercial decisions and approvals as the platform is introduced.

Heimstaden is also co-developing Amplio Estate for AI-powered workflows using the Model Context Protocol, or MCP. MCP connects compatible AI applications with external tools and data. The development includes human oversight, and self-operating buildings are described as a longer-term ambition rather than a current operating capability.
