Canadian Apartment Properties Real Estate Investment Trust plans to refinance 1.2 billion in mortgages during 2026, while management expects peak-lease effects to weigh on performance for 15 to 17 months.

Diluted funds from operations per unit fell 1.7% year over year in the third quarter. Occupancy stood at 97.1% as of Oct. 31. Rent growth on tenant turnover returned to positive territory, and the trust issued fewer incentives than in the second quarter. Management cautioned that the improvement is too recent to establish a sustained recovery.

Management expects the next few quarters to remain challenging amid new supply, low population growth and higher mortgage refinancing costs.
