The company disclosed the higher payout with its third-quarter results on Nov. 5. The dividend is payable Jan. 5, 2027, to shareholders of record Dec. 14, 2026. The company’s previous quarterly dividend in 2026 was $0.755 per share, and Dec. 14 is also the ex-dividend date. The record date determines which shareholders qualify for the payment.

For the quarter ended Sept. 30, 2026, Nareit funds from operations increased to $1.23 per diluted share from $1.15 in the same quarter a year earlier. Same-property net operating income rose 5.1% year over year.

Net income attributable to common shareholders fell to $0.41 per diluted share from $0.58. The quarter included $65.1 million in real estate impairment provisions.

Regency Centers owns, operates and develops shopping centers and is a qualified real estate investment trust. President and CEO Lisa Palmer said, “We believe our combination of strong internal growth and disciplined investment activity positions us well to continue delivering long-term value for our shareholders.”

The increased dividend is scheduled for payment Jan. 5, 2027.
