Sonida Senior Living expects to deploy about $250 million in acquisition capital during 2026, including completed and contracted purchases, as it integrates the senior housing portfolio gained in its March merger.

Sonida completed its merger with CNL Healthcare Properties (CHP) on March 11 in a transaction valued at about $1.8 billion. The estimate excludes the merger and represents a full-year total, not another $250 million still to spend. About $98 million in acquisitions was under contract as of Nov. 5, and Sonida expects to deploy the capital during the second half of 2026.

After the CHP merger, Sonida acquired seven communities containing 620 units for a combined purchase price of $150.2 million, excluding transaction costs. The purchases comprised one Florida community with 107 units, acquired in September for $14.7 million, plus $100,000 in transaction costs, and six communities acquired in October for $135.5 million. CHP was a public, non-traded real estate investment trust with 69 senior housing communities.

As of Nov. 1, management of 19 of CHP’s 54 senior housing operating portfolio communities had moved to Sonida’s platform. Plans had advanced for 43 of the 54 communities. That count includes communities already transitioned, those with set transition dates and eight non-core communities in sales processes. Sonida expects the sales to close in early 2027.

For the third quarter of 2026, same-store net operating income for the senior housing operating portfolio was $52 million, up 15.6% from a year earlier on a pro forma basis. Same-store weighted-average occupancy was 88.6%, an increase of 200 basis points from the comparable pro forma period.
