Getty Realty Raises 2026 AFFO Floor to $2.53 Per Diluted Share
Year-to-date investments reached $502.3 million through Oct. 21, at a 7.2% initial cash yield.

Getty Realty raised its 2026 adjusted funds from operations outlook floor to $2.53 per diluted share, with year-to-date investments topping $500 million as of Oct. 21.
The new range is $2.53 to $2.54 per diluted share, compared with the previous $2.52 to $2.54 forecast. The top end remains unchanged, while the floor rose by one cent.
AFFO was $0.64 per diluted share for the quarter ended Sept. 30, compared with $0.62 in the year-earlier quarter. For the first nine months of 2026, AFFO totaled $1.89 per diluted share, up from $1.80 in the same period last year.
Investments made during the third quarter totaled $297.4 million at a 6.9% initial cash yield. The activity included purchases of 53 properties: 42 convenience stores, nine auto service centers and two drive-thru quick-service restaurants. Getty also provided development funding during the quarter.
After Sept. 30, Getty invested another $46.3 million at a 7.6% initial cash yield. Year-to-date investments totaled $502.3 million through Oct. 21, at a 7.2% initial cash yield.
As of Oct. 21, committed investment activity covered 29 properties and exceeded $75 million. Timing and investment amounts depend on counterparties’ schedules. The 2026 outlook includes transactions completed through Oct. 21 and excludes prospective acquisitions, dispositions and capital-markets activity, including settlement of outstanding forward sale agreements.
“Getty has delivered strong results thus far in 2026, highlighted by a 5.0% increase in year-to-date AFFO per share, and more than $500 million of year-to-date investments,” President and CEO Christopher J. Constant said.
AFFO is a supplemental non-GAAP performance measure. It does not represent cash from operations under generally accepted accounting principles, is not a measure of liquidity and is not a substitute for GAAP measures. Getty’s forward-looking AFFO guidance was not reconciled to a GAAP measure.
Getty Realty is a net-lease real estate investment trust focused on convenience, automotive and other single-tenant retail properties. Its portfolio included 1,269 freestanding properties across 46 states and Washington, D.C., as of Sept. 30.
