VICI Properties’ Q3 Report Puts AFFO Outlook in Focus After Higher-Rate Refinancing
VICI’s July 2026 outlook calls for $2.675 billion to $2.695 billion in AFFO. Notes issued in August carried higher coupons than the 2026 debt the company intended to repay.

VICI Properties is scheduled to report third-quarter results after the market closes Wednesday, Oct. 28, putting its annual AFFO outlook in focus after an August refinancing lifted coupons on replacement debt.
The report follows a $1.75 billion note offering completed Aug. 14 by VICI Properties L.P. The partnership issued $900 million in notes due in 2031 at a 5.40% coupon and $850 million due in 2036 at 5.75%. VICI intended to use the proceeds to repay $1.75 billion in 2026 notes carrying coupons from 4.25% to 4.50%. The new rates are 0.90 to 1.50 percentage points above the old range.
VICI’s July 2026 full-year outlook calls for adjusted funds from operations (AFFO) of $2.675 billion to $2.695 billion, or $2.45 to $2.47 per diluted share. The guidance excluded the impact of capital-markets activity. The third-quarter report may clarify whether VICI updates that outlook after the refinancing.
In the second quarter, AFFO attributable to common stockholders totaled $679.6 million, up 7.8% from a year earlier. AFFO per share rose 4.6% to $0.62. After the results, CEO Edward Pitoniak said, “we remain confident that VICI’s partner-driven model will continue to generate attractive, durable growth for our shareholders.”
VICI’s board declared a $0.46 quarterly dividend in September, equal to $1.84 per share on an annualized basis. The declaration was a 2.2% increase; the dividend was payable Oct. 8 to shareholders of record Sept. 17. At the stock’s $23.71 close on Tuesday, Oct. 27, the annualized payout implied a yield of about 7.8%.
The company describes itself as an experiential real estate investment trust. Its 103 assets in the United States and Canada include 63 gaming properties and 40 other experiential properties, leased to operators under long-term triple-net agreements.
VICI has scheduled its conference call for 10 a.m. ET Thursday, Oct. 29 (14:00 UTC), the day after the results release.
