Janus Living, Inc. outlined 2026 same-store net operating income (NOI) growth of 16% to 19% and funds from operations (FFO) of $0.97 to $0.99 per share, giving investors its operating outlook for the year.

Management expects similar same-store NOI growth in 2027. It described the third quarter as unusually strong, with results helped by a low comparison from a year earlier.

President and CEO Scott Brinker described Janus as having a “pure-play focus on U.S. senior housing.”

For acquisitions, management underwrites first-year yields in the low 6% range, reaching at least 7.5% by year three. It said its underwriting assumptions have not changed. These figures describe underwriting assumptions, not guaranteed or realized yields.

Equity remains the company’s primary source of capital. Management plans to use its balance sheet strategically and pursue an investment-grade credit rating.
