TPG Mortgage Investment Trust posted a $15.743 million third-quarter loss available to common stockholders, or $0.49 per diluted share, while its non-GAAP distribution earnings were $0.21 per share as book value fell 7.3%.

The residential mortgage REIT announced its results Nov. 4 at 6:30 a.m. ET (11:30 UTC) for the quarter ended Sept. 30, 2026. Earnings Available for Distribution (EAD), a non-GAAP measure, totaled $6.632 million, or $0.21 per diluted common share. The GAAP loss and EAD are separate measures of the quarter’s results.

The EAD reconciliation included $19.855 million in net unrealized losses and $4.209 million in transaction-related expenses. About $2 million of those expenses were associated with the trust’s proposed acquisition of Cherry Hill Mortgage Investment Corporation.

Book value was $9.27 per share at quarter-end, down from $10 per share on June 30. The trust also recorded a negative 4.9% quarterly economic return on equity and declared a $0.24-per-share common dividend for the quarter.

The investment portfolio totaled $7.6 billion at Sept. 30, with $7.2 billion in financing. TPG Mortgage Investment Trust focuses on the U.S. mortgage market and is managed by an affiliate of TPG Inc.

Chief Executive Officer and President T.J. Durkin said, “We remained focused on executing our core residential strategies.”
