Hut 8 Values Louisiana AI Data Center Lease at $7 Billion

The scenario assumes all 245 MW are used for inference. Fluidstack holds the 15-year lease, while Anthropic is listed as a project partner.

A planned Louisiana data center could support about $1.3 billion in monthly Anthropic revenue under a full-use inference scenario, a figure separate from Hut 8’s lease revenue.

Hut 8 is developing River Bend in West Feliciana Parish with 245 megawatts (MW) of initial IT capacity. Entergy Louisiana is to provide 330 MW of utility capacity. Fluidstack is the tenant under a 15-year lease, and Google backs lease payments and pass-through obligations. Anthropic is listed among the project’s partners, but is not identified as the lease counterparty.

The $1.3 billion scenario assumes all initial capacity is devoted to inference, meaning computing power is used to generate AI responses rather than train models. It describes potential revenue associated with Anthropic, not a company forecast or confirmed result.

Hut 8 values the Fluidstack agreement at $7 billion over its base term and includes a 3% annual rent escalator. The company projects $6.9 billion in cumulative net operating income, averaging $454 million a year during the 15-year term. Those lease figures measure Hut 8’s project economics and are separate from the monthly revenue scenario.

Once operational, the campus is expected to support at least 75 direct jobs and 193 indirect jobs. The direct-job estimate concerns ongoing operations rather than temporary construction work.

West Feliciana Parish expects payments under the project’s payment-in-lieu-of-taxes agreement to begin July 1, 2027, with tens of millions of dollars projected. The final amount will depend on assessed property values.

River Bend reflects a broader move by Bitcoin (BTC) miners into AI computing. Hut 8 CEO Asher Genoot described conversations with infrastructure partners about “what can we do to speed up some of those builds.”

Hut 8 targets commissioning River Bend’s first data hall in the second quarter of 2027.
