Cipher Digital Discusses Up to 1 GW of Gross On-Site Capacity
Energization is targeted for 2027–28, but the capacity remains an opportunity under discussion. Cipher’s Nov. 2 update put Barber Lake contracted revenue at about $9.1 billion.

Cipher Digital said Nov. 2 it is discussing opportunities for up to 1,000 megawatts of gross data-center capacity powered by on-site generation, with energization targeted for 2027–28.
The estimate reflects ongoing discussions between prospective tenants and independent power producers working on the projects. Cipher has not named the parties or described the capacity as contracted.
“We are adding new capacity to our pipeline, investing earlier in every project and advancing design work before committing to new leases,” Cipher CEO Tyler Page said.
In a separate Sept. 3 announcement, Cipher outlined a plan for lateral natural-gas pipelines across multiple sites that could support up to 2.5 GW of on-site generation. The company said it expected new power from that effort before the end of 2027. Cipher’s Nov. 2 update also described a broader 5.9 GW power-development pipeline, including 3.4 GW of potential grid capacity and up to 2.5 GW of possible on-site generation, in its pipeline update.
Barber Lake is a separate lease arrangement from the multi-site generation effort. Cipher announced Sept. 25 that the Texas data-center lease term had been extended from 10 years to 20 years, raising contracted revenue from $3.8 billion to more than $9 billion. The amendment included about $5.2 billion in contracted revenue tied to a binding commitment with an unnamed leading AI lab.
Cipher’s Nov. 2 update put Barber Lake’s total contracted revenue at approximately $9.1 billion. Data halls are scheduled for phased delivery from the fourth quarter of 2026 through the first quarter of 2027.
